Who we are

Sela Management Ltd are the agent for the rent charge owners, Olnato Ltd. Since being instructed by Olnato we have been monitoring, maintaining and insuring the dune area. From October 2022 Persimmon Homes have handed over the management of the Public Open Spaces (POS) to be maintained by Sela on behalf of the rent-charge owners in addition to the dunes. Additionally, Longbranch-Homes have handed over the management of the North Sands site in August 2024.

 

How do I pay?

Our preferred payment method is bank transfer, however if you prefer to pay by card, you can use the "Pay Now" button at the bottom of your invoice.

What if I have difficulty paying?

If you are having any difficulty making any payments by the due date, it is essential that you let us know immediately. We will assist as best as we can. Payment options which are currently provided are bank transfer, cheque and credit card payment.

 

What does my payment cover?

The charge is estimated at the beginning of the year. The charge will be adjusted on an annual basis and if there is any surplus at the end of the year this will be deducted from the following year’s charge. If there are any further expenses, not covered by the reserve fund, that will be added to the following year’s charge. 

 

From when are we liable to pay the full rent charge amount?

As per your agreement when you purchased your home there was a discount relating to estate charges until January 2022. After which time the charge reverted to a variable estimated cost per year, reviewed annually. 

 

What if we bought our house in the middle of the year?

If you bought your house during the middle of the year you will pay the pro rata proportion from the date of your completion until the end of the year. 

 

What if I sell my house in the middle of year?

If you sell your house in the middle of the year, you will be refunded a proportion of the cost for that year, minus a small admin fee. You can expect the refund up to 30 days following the completion of your sale.

 

What do we pay for 2022 if you have taken over from Persimmon only on the 1st of October 2022?

As outlined in our previous correspondence, you will see you are only being charged a proportion of our costs for 2022.

We have advised all of those who may be concerned about the services in our charges so that any information provided by any relevant third parties will be accurate and up to date. Ultimately for this kind of information you would need to contact Sela Management by email, although Persimmon or Longbranch-Homes customer services and the sales office on site should be up to date with all current information.

What areas are Sela management responsible for?

Marine Point: Please find here a boundary map showing orange and red areas taken over by Sela management on the 1st of October 2022. These are the public open spaces and the spaces within the site boundary; whilst the dunes have been under our maintenance since 2016. Road adoption is not a condition in connection with this charge. If you would like to receive a hard copy of this please email us and it will be sent to you. Please note, this will incur a charge of £20.

How often will you carry out Maintenance?

What is  'the estate charge'? Is this the same as the Rentcharge?

The Rentcharge is referred to in different terms such as Rentcharge, Estate Charge, Estate Rentcharge and Service Charge etc… The correct terms are Estate Rent Charge and Rentcharge as referred to in your contract
